Your daily tasks:
People:
- Manage daily activities, plan and assign work to ensure you always have the right staff numbers
- Communicate with all General Managers and the Operations Director to keep abreast of maintenance needs and ensure timely responses to requests
- Develop your team and improve their performance through coaching and feedback, and set performance and development goals for colleagues - recognize good performance
- Train your team to ensure they deliver in accordance and meet the standards we expect and give them the tools they need to work efficiently
- Recommend or initiate HR-related actions as needed
- Provide appropriate training in collaboration with the general manager and other department heads for guest safety and security
- Perform regular safety checks and ensure work areas are clean and tidy
Financial:
- Assist in preparing the departmental budget and financial plans for the hotel
- Monitor budget and manage costs with emphasis on energy management, preventive maintenance and capital planning
- Lead hotel renovations and other projects, negotiating contracts and ensuring timely completion of projects within budget
Guest experience:
- Understand and respond to customer needs and ensure a high level of guest satisfaction.
- Implement a preventive maintenance program to ensure that the hotel is maintained and available to guests (e.g., lighting, refrigeration, heating, air conditioning, water systems)
Activum:
- Create and implement property and equipment maintenance schedules throughout the year within on-site teams
- Maintenance direct supervision of maintenance contractors' actions - Relationship management with our landlords' contacts
- Conduct/manage monthly inspections in hotels
- Communicate with the hotel management team to ensure a team approach to property management
- Responsible for maintaining schedule of warranty work for all (new) equipment
- Responsible for maintaining active warranty files and work performed under warranty
- Set up a tracking file for all permit inspectionsResponsibility:
- Provide a safe and secure environment for guests, team members and hotel assets in accordance with policies, procedures and legal requirements
- Maintain good working relationships with external contacts
- Lead the fire safety, life safety and security agenda within the hotel
- Ensure that all hotel team members receive required health and safety training
- Comply with federal, state and local laws regarding health, safety and alcohol dispensing
- Maintain focus and commitment to operate a "green" hotel
- Lead the quarterly Health and Safety Committee meeting.
- Producing risk assessments and creating a risk-free environment
What we need from you:
- Advanced professional training plus 2 years of experience in general building maintenance or construction, or equivalent education and experience.
- Hotel experience is preferred.
- Must be able to speak and write Dutch and English
- Ability to manage and coach a team
- Experience in planning projects
- Driving license B
- Excellent communication skills with all interested
- A good knowledge and understanding of the following is a plus: - HVAC - Plumbing- Electrical.
- Information Technologies (IT) (Familiar with basic "hard" and "soft" hotel applications (PBX, PMS, POS, Entertainment)
- Chemical water treatment system - Gas fixtures and appliances
